It’s recommended to carry out a house inspection every months or less. This depends on the length of the tenancy. You have what’s known in the law as “the right to quiet enjoyment. That means your landlord can come over only for specific reasons and can’t come over excessively.


Read your lease to see whether an inspection is specified in the lease. Landlords often inspect once a year, but some inspect a rental property twice a year or quarterly. I realise that the maintenance visits have mostly been at my request and necessary, but they make the large number of scheduled inspections on top of that feel even more excessive. Once a month is far too excessive. Landlords conduct routine property inspections to ensure the lease agreement is being met and that the property is being kept in a reasonable state. To prepare, you should make sure your home is clean and well presented. To inspect the property, your landlord or agent should simply be walking around the inside and outside to gauge how well it’s being maintained.

YES: A tenant can speak to the housing authority and legal council to confirm the terms of the lease agreement and verify state and local regulations regarding property inspections and landlord entry. There must be at least a 24-hour notice before a landlord can enter a unit for an inspection in most states.


Successful landlords never worry about what the tenant thinks when it comes to rental inspections. Inspecting a unit is a landlord right and a smart move to protect themselves and the rental. It’s important for the landlord to be efficient, direct and out quickly. As part of the government’s commitment to drive up standards in the private rented sector, landlords will be legally required to ensure that the inspectors they hire to carry out safety inspections. But yesterday a notice was given that there is going to be yet another inspection next Tuesday. Your landlord is responsible for most repairs in your home. However, it is more common for inspections to be done anywhere between three to six months.


Inspections can be a good way for the landlord to check that there is no damage that needs urgent attention. They need to make excuses in the first months to inspect the property but after that if they can see the property is clean and tidy etc they have no reason to accept to fix something or do the gas certificate.
