This really depends on your area and how strict they are. Many apartment buildings fail some part of an inspection. I have about units with section and if the unit fails there is a write up with issues to fix and a re-inspection usually about month later. You would have to fail and re-fail inspection to risk a stop payment.


At least that is my experience with about 4-different section agencies here in MA. No home is perfect, so if your home inspection comes back with perfect marks, you should be suspicious. You might also define a “failure” as several deficiencies or points of damage that make you reconsider your original offer. This is a more practical, semi-universal decision that’s useful as a tool to decide what to do next.


Explain to tenants that they benefit from the inspection , too. A properly inspected unit is safer, has less need of repair, and a clean inspection increases the likelihood that the tenant will receive their full security deposit back. Allow the tenant the chance to talk to you about the condition of the property. You’ll get petty little comments about dust and vacuuming, but they won’t fail you. I don’t think you have a problem at all, unless they’ve asked you to leave or undergo another inspection.


You’d have to breach your contract for that. The inspection you do upon move-in is especially important, since it will be your landlord or management company’s responsibility to. Is the same true for the 4-point inspection , though? In Florida, 4-Point inspections are typically require especially for insurance in flood zones.


You then get to fix it and call for a re-inspect.

Apparently in some areas they do not charge for re-inspects but in my area they do.
