The Act establishes a comprehensive set of rights and obligations for landlords, tenants, social housing providers and real estate agents (property managers) who act for landlords and as such is an important review that all investors should be aware of. The review of the RTA must therefore consider how regulatory frameworks can support young people to access stable and appropriate housing in a vastly changed landscape. For renters, landlords and tenants, this means there is a ban on evictions for six months under both residential and commercial tenancy agreements. The Act set out the rights and obligations of both the tenant and landlord in relation to commencing a tenancy, what to do during the tenancy, ending a tenancy, and resolving any problems that may arise.
